NASHVILLE, TN - March 6, 2025 - The Wedgewood-Houston neighborhood continues its evolution into one of Nashville's premier districts with multiple major development projects currently underway or nearing completion.
Houston-based developer Hines has begun construction on the redevelopment of its industrial warehouse at 429 Houston Street into a mixed-use property. Originally purchased in December 2019 for $7.95 million, the property will be transformed into a dedicated retail space accommodating three tenants, including the current occupant, Jackalope Brewing Company, which will remain operational throughout construction.
The redevelopment will feature additional square footage, a wrap-around outdoor patio, enhanced infrastructure, and dedicated parking. Completion is expected by mid-2025.
"Wedgewood Houston has become a sought-after destination for world-class dining and retail brands, and the redevelopment of 429 Houston will help ensure that the property remains part of the neighborhood's compelling offerings for years to come," said David Lawrence, Hines Managing Director.
In partnership with investment firm Cresset Partners, Hines plans to open four new restaurants in the neighborhood. Two of these establishments, Bodega Taqueria y Tequila and Aba, will be located at 429 Houston Street, with openings scheduled for mid-2025. The remaining two restaurants, Dos Santos and Sushi Row, will be situated at The Finery, Hines' mixed-use development less than half a mile away. Dos Santos is expected to open in October, while Sushi Row plans to open in early 2025.
Meanwhile, SomeraRoad is nearing completion on The Mill, another substantial mixed-use development on Houston Street that will feature apartments, restaurants, retail spaces, and creative offices. SomeraRoad is also preparing to break ground on a new corporate office building on Humphries Street.
Additional development is taking place at the intersection of Martin and Merritt, and let’s not forget about what’s coming to Emblem Park. Maru Sushi and Grill is opening their fourth location at 1414 4th Avenue South in the Wedgewood-Houston neighborhood. This popular sushi eatery specializes in delicious lunch and dinner offerings. This outpost will be situated at the SomeraRoad Emblem Park mixed-use development. Maru Sushi and Grill is set to open in the Summer of 2025.
These projects join other significant additions to the neighborhood, including the members-only Soho House and upcoming openings of renowned restaurants Momotaro and Pastis, further cementing Wedgewood-Houston's status as one of Nashville's most dynamic and rapidly evolving areas.
Lawrence noted there is an "unmet demand" in Nashville for creative multi-use spaces, comparing Wedgewood-Houston's potential to established districts like Fulton Market in Chicago and South Congress in Austin.
